During the coronavirus outbreak and in accordance with state regulations in our office and clubhouse all safe distancing practices must be followed, you must keep 6 feet away and must wear your mask.
We are cleaning our office and clubhouse regularly. If you smell any odor in the air it is the odor after being cleaned by our Ozone Sterilization Light. We are doing the best we can on a regular basis. The safe being of our tenants is very important to us.
Due to the virus outbreak and the safety of our employees please pay your rent in check or money order, please avoid cash if possible. You can place your rent into our mailbox outside the office.
While toilet tissue is in demand and hard to obtain, we must stress the importance that throwing anything other than toilet tissue down the toilet will clog our system. This will eventually cause clogging of your own pipes and will most likely cause a shut off of water to the entire park in order to fix the situation. If continued, this will cause more serious problems to our system, the park, and all tenants. Please only use toilet tissue as any wipes, regardless of what they say cannot be thrown down our toilets.

Pool will be closed this season 2021 due to the Virus & State guidlines
We do not have the resources, equipment and material that are required to meet the State guidlines. Therefore as issued by the state if we can not meet their requirements it is necessary for us not to open the pool this 2021 season. The health and safety of all our tenants is very important to us. However we will continue to monitor the situation & guidlines and hopefully next season 2022 things will be better and we will be better equipped to open the pool provided the state says we can.
For the safety of all our tenants the Laundry Room will be closed until further notice.

SERIOUS CLOG ENCOUNTERED:
We just encountered another serious clog in our pump station. There were wipes, swifter dusters, and non toilet paper items found in the system. This caused damage to one of our pumps. PLEASESTOP putting things that can cause a clog down our water system. DO NOT throw anything that may cause a clog down the toilet, into any drains or sinks. This not only will cost us money but is a great Inconvenience to all the residents. If this persists the park will have to put in for a CAPITALIMPROVEMENT and this will cost each tenant additional rent. Please help us keep costs down and please review our NOTICE concerning this matter below.
Unfortunately we have been experiencing numerous additional blockages. These blockages are the main cause of flooding and backing up. They also cause considerable problems at our sewage treatment plant. This can all be avoided with your cooperation and consideration. Some of the items causing problems are:
WIPES, GREASE, HAIR, UNDERPANTS, CLOTHING, RAGS, UNDERGARMENTS, FABRIC SOFTENERS, HANDI-WIPES, PAPER TOWELS, PAPER NAPKINS, SANITARY NAPKINS, TAMPONS, TAMPON APPLICATORS, SWIFTER DUSTERS, etc.
just to name a few. Please use common sense and do not throw anything down the toilets. These items and others must be removed at a great expense to the park and can cause great inconvenience to the other residents besides resulting in a CAPITAL IMPROVEMENT which will cost each tenant additional rent. Oak Tree can isolate these problems and hold those residents responsible. Reminder the clearing of any blockage that is not in your home must be approved in advance, at the office, by Oak Tree management.
REMINDERS:
No fences, tree or bush planting or any construction to your home or home site without first receiving permission from the office is permitted. We are sorry but for insurance purposes, fish ponds are NOTALLOWED.

NOTICE TO ALL RESIDENTS:
Effective immediately and in accordance with the Laws of Jackson Township, beginning January 1st 2007 all Dog owners must obtain a valid dog license every year. A copy of the license must be brought into the office as soon as possible.
ADDENDUM TO LEASE
Dear Residents:
As of December 1, 2007 all tenants will have water meters installed on their homes. You will be paying for your share of the municipal sewer usage based on your water usage.
NO ONE MAY INSTALL A BYPASS or tamper with the meter in any way.
If a BYPASS is installed or you have tampered with the meter you may be fined $100.00 for your first offense, it will be considered additional rent.

Payment of your sewer bill in a timely manner is very important. Please pay this bill each month prior to the due date. All payments must be made directly to YES Energy management. Licenses are required for Home Improvement Contractors.
As of December 31, 2005 no person shall offer to perform, or engage, or attempt to engage in the business of making or selling home improvements unless registered with the Division of Consumer Affairs in accordance with the provisions of N.J.S.A 56:8-136. This law was put in place for your protection. Make sure any contractors that you hire to work on your home has a license. They must supply you with a copy of their license, this means that they have insurance and have passed a background check. The office must be supplied a copy of this license by the contractor.
To prevent a rodent infestation, we have cleaned the GREEN ACRES AREA in the park. Therefore, NO ONE IS ALLOWED TO DUMP ANYTHING, INCLUDING BRANCHES, GRASS CLIPPINGS, LEAVES, MULCH, RUBBISH, ETC. You should rake leaves to the front of your home during the town clean-up.
ANYONE DUMPING WILL BE FINED $100.00 WHICH WILL BE CONSIDERED ADDITIONAL RENT.
